MIAMI BEACH

Miami Beach consists of the following areas – South Beach, Mid-Beach / Millionaires Row and North Beach, along with several islands. Each of these areas consists of several different neighborhoods.

South Beach is a section of Miami Beach, Florida that encompasses the lower 23 blocks of the island, from 23rd street south to 1st street. Also known as "SoBe", it is roughly defined as the southernmost section of Miami Beach.  Beginning at approximately 23rd Street at the North end to South Pointe Park at the inlet, at the extreme southern tip of Miami Beach.  South Beach is easily one of the most popular tourist destinations in the world, for its luxury condos, incredible shopping, dining, and an extravagant lifestyle and nightlife.

Ocean Drive and Lincoln Road, streets located in Miami Beach, are nationally recognized “spots” for great shopping, dancing and dining. South Beach is one of the top travel destinations in the United States, and it is considered one of the most affluent commercial and residential areas in all of Florida.

Always at the heart of fashion, music and contemporary entertainment and photography trends - South Beach’s main street is considered to be Ocean Drive.  This is where many world renowned films and TV shows have been filmed in the past several years- such as Fast 2 Furious, Reno 911, Transporter 2, Scarface, CSI Miami, Nip/Tuck, Burn Notice, The Birdcage, Blow, Bad Boys, True Lies, Miami Vice and many others.

The South of Fifth District (now occasionally called - SoFi) also has several well known nightlife destinations, including Opium Garden, Privé, Nikki Beach Club, and Pearl located inside the Nikki Beach complex at 1st and Ocean Drive. It also has many smaller, upscale bars and gourmet restaurants, including Joe’s Stone Crabs, Smith & Wollensky’s Steak House, China Grill, Prime 112, DeVito’s South Beach, and Texas de Brazil steakhouse, among many others.

The premier luxury waterfront buildings in South Beach are The Continuum North and South Towers, The Apogee ultra-luxury condominiums, The Murano at Portofino, The Murano Grande, Icon South Beach, The Bentley Bay, The Bentley Beach / Hilton, The Yacht Club at Portofino, The Il Vilaggio on Ocean Drive, and Setai South Beach are the prominent and most sought-after oceanfront and bayfront buildings in the area.

The area known as the South of Fifth neighborhood (SoFi) boasts many of the most affluent and exclusive condominium buildings in Miami Beach. In fact, the South of Fifth District is more like a small enclave due to it’s limited size at the southern most tip of Miami Beach.  As one gets closer to the southern most tip of South Beach, near the South Pointe Park area, the distance from the East side of the island (Atlantic Ocean) to the West side of Miami Beach (Biscayne Bay) narrows to just a few city blocks.  This means that this small enclave known as the South of Fifth area is fairly small and a condensed upscale urban area which now accounts for nearly 18% of the residential tax base for all of Miami Beach.

In recent years (since 2001), this area has come to be known for it’s many famous and affluent residents and high condominium values. The high rise condo towers inside the South of Fifth neighborhood include large resort-like condominium buildings such as The Portofino Tower, Icon South Beach (by designer Philippe Starck), The Murano at Portofino, The Yacht Club at Portofino, Murano Grande, Apogee South Beach, and The Continuum North and South Towers. The South of Fifth district encompasses the area from the Atlantic ocean east to Biscayne Bay on the west, and from Fifth Street to South Pointe Park at the extreme southern tip of Miami Beach. Although mostly residential, the area has a few restaurants, small hotels and the Miami Beach Marina complex on Biscayne Bay.

South Pointe Drive
This is the main street on the western and southern tip of the South of Fifth area, which commences roughly where the Murano at Portofino condominium tower is located at 1000 South Pointe Drive and ends where The Continuum North Tower is located at 50 South Pointe Drive.  The other notable condominium addresses on South Pointe Drive include Apogee, The Portofino Tower, and The South Pointe Tower.

South Pointe Park
This newly refurbished park located at the southernmost tip of South Beach is directly North of Fisher Island and faces Government Cut (otherwise known as Cruise Ship Alley).  This beautifully landscaped park also contains many jogging paths, water attractions for kids, a party area, and a “green” environment that was completely restored in late 2008.

The Miami Beach Marina
Located at the western end of South of Fifth- located behind The Murano at Portofino, The Yacht Club South Beach, The Murano Grande, and Icon South Beach.  This public Marina has boat slips available for annual and even monthly rental via the City of Miami Beach Parks Department.

The Nikki Beach Complex
Nikki Beach Miami is the hidden jewel of South Beach, located at One Ocean Drive, almost at the Southernmost tip of Miami Beach and running along the Atlantic Ocean.  Nikki Beach has established itself as the landmark for parties, celebrations, and entertainment.  This is THE party playground for jet setters, celebrities, VIPs, guests and visitors alike.  Also, a little known fact is that the beach access to Nikki Beach is PUBLIC, so all are welcome!

Nikki Beach Miami is comprised of a large oceanfront complex featuring an outdoor beach club, restaurant and nightclub. The Nikki Beach complex is one of the most famous beach resorts open to the public in the entire United States!

Mid-Beach consists of the area north of 23rd Street up to 63rd Street. The intra-coastal splits Miami Beach here. On the beach side are condominiums; the other side are almost all single-family homes with the exception of a couple of apartment buildings and Aqua at Allison Island, an eight acre man-made, gated island consisting of 151 condos and townhouses. The neighborhoods of La Gorce, Nautilus, Bayshore and Oceanfront make up Mid-Beach.

Star, Palm & Hibiscus Islands, also known as the South Islands, are accessible only from the Macarthur Causeway and are among the most exclusive neighborhoods in Miami Beach. Star Island is located in Biscayne Bay just off the Macarthur Causeway and is home to about 30 waterfront single family residences on just two streets, separated by a park-like median consisting of banyan trees, royal palms and an old water tower. The luxury homes are typically very large and sit on lots of about an acre or more with one particular home on over 268,000 square feet.

Celebrities like basketball player Shaquille O’Neal, hip-hop music mogul Sean Coombs, Rosie O’Donnell and Latin music moguls Gloria & Emilio Estefan have made their full time / 2nd homes here on Star Island. Homes range in price from $10 million to over $30 million.

A little less exclusive but still very affluent are Hibiscus Island and Palm Island. Palm island is located just west of Star Island and is also off the Macarthur Causeway with about 140 single-family homes located on three streets. Homes here range from just under one million to over $10 million. Hibiscus Island is just north of Palm Island and has about 155 single-family homes in a similar price range.

The Venetian Isles consist of the Belle, Di Lido, Rivo Alto, San Marco, Biscayne and San Marino Islands. They are a string of artificially created islands developed in the 1920’s that connect to 15th Street on the Miami side and is accessible from 17th Street and Dade Blvd. from the Miami Beach side. There are just over 450 single-family homes on these islands. Waterfront homes typically start at over $1.5 million with houses on dry lots at about half the price. On the easternmost island, Belle Island, there are mainly condos. Cyclists and runners are often seen on the roads here as it is a very scenic route and almost safe from Miami drivers. Andre Balazs, the Hotelier, purchased the former Lido Spa located on the North side of Belle Isle and transformed it into the Standard Hotel, one of the top spas in Miami.

The La Gorce Neighborhood includes all of the area from Surprise Lake, north to La Gorce Island, and from Biscayne Bay east to the Indian Creek waterway. La Gorce Island and Allison Island are part of this neighborhood. The Lake View Area, bounded by Lake View Drive and 51st Street is a sub-neighborhood of the La Gorce Neighborhood. The area is generally comprised of single-family residential streets. There are no institutional uses, and only one small commercial building on 51st Street and Cherokee Avenue. North Bay Road, Alton Road, Pine Tree Drive, and La Gorce Drive are all comprised of large-lot, single family homes. North Bay Road stretches from 20th Street north to 63rd Street and has about 95 bayfront estates on some of the most prized real estate with spectacular wide open bay views of Miami. Pinetree Drive or Millionaires Row boasts a number of large estates on the Intracoastal. La Gorce Island is another of Miami Beach's very exclusive area.

FISHER ISLAND

KEY BISCAYNE

Key Biscayne is a small island located six miles off Miami overlooking Atlantic Ocean. Primarily it is a resort community with sandy beaches, boating marinas and water sports facilities.

Highlights on Key Biscayne include Bill Baggs Cape Florida State Recreation Area located on the key's southern tip. The beaches of  Key Biscayne are reportedly some of the most beautiful in Florida.

CORAL GABLES - Gable Estates

In the past three decades, the City has experienced healthy growth, which has bolstered the economic base. Known for its quiet and safe residential neighborhoods, the City Beautiful also has a thriving business sector and vibrant downtown, making Coral Gables the perfect place to live, work and play.

COCONUT GROVE

Settled in 1834 by Bahamian seamen, this enchanting, lush tropical village is considered the oldest and most important settlement in Florida because of its location on the edge of Biscayne Bay. Today it provides easy access to Miami International Airport, downtown Miami, the Port of Miami, the Metrorail and all major roadways.

Spending 24 hours in Coconut Grove will afford you a new kind of adventure and help reground you after your CocoWalk is right in the hub of the Grove. Viscaya, the James Deering mansion built in 1916 to resemble a 16th-century Italian country villa.

GOLDEN BEACH
